
To be a CUSTOMER or CLIENT, that is the question. While it seems like a pretty easy decision to make as neither involves any cost, except for a token refundable fee, you should understand the difference before diving into the real estate market.
Basically, when working with a CUSTOMER, a real estate agent represents the seller or, if the property is listed by another agency, represents neither the buyer or seller. When working with a CLIENT the agent always represents the buyer. A CUSTOMER may work with more than one agent while a CLIENT has an exclusive agreement with only one agent in a given geographic area and period of time.

If you prefer the freedom to go to any agent and are not concerned that the agent may be representing only the seller's interests then you want to be a CUSTOMER.
Buyers often initially have a CUSTOMER relationship with their agent and later, as they develop a relationship with their agent and before they make an offer on a property, become a CLIENT. An agent's services are totally free to a CUSTOMER while a CLIENT pays a $100 fee, refundable when a purchase is made with that agent.
